Frequently Asked Questions
Asphalt Paving Questions
What does a new asphalt driveway cost in St. Joseph?
National guides list about $5 to $12 or more per square foot (HomeGuide) or $7 to $15 (Angi). A 400-square-foot driveway is about $2,000 to $4,800 by HomeGuide's figures. Steep grades, removal and base work change the price; we give you a written number after seeing it.
Is asphalt a good choice for a steep driveway?
Yes, if it is built right. Asphalt flexes a little and grips well. On a steep grade, the base, the edges and where water goes matter more than usual.
What is the coldest month in St. Joseph?
January. Normals for Rosecrans airport put the average January low around 17 degrees. That is why crack sealing in fall matters so much here.
When can you pave?
Mostly May through September. The average last spring frost is around April 25 and the first fall frost around October 10, but asphalt needs warm ground, not just frost-free nights.
Do you do both sealcoating and repairs?
Yes. We fill cracks, patch potholes and washouts, sealcoat and stripe, as well as pave new driveways and lots.
Can you pave my gravel driveway?
Yes. We grade and compact the existing gravel as part of the base, add stone where it is thin, and pave over it.
Asphalt Driveways Questions
How thick should my driveway be?
A common residential build is 2 to 3 inches of compacted asphalt over 6 to 8 inches of compacted gravel. For trucks, trailers or a steep grade, we may recommend more.
Why does the bottom of my steep driveway keep breaking up?
Runoff speeds up on the slope and undercuts the base at the bottom. Rebuilding that section and redirecting the water usually fixes it.
Can I pave just part of a long gravel lane?
Yes. Many owners pave the parking area and the stretch near the house and leave the rest in gravel.
How long until I can drive on it?
A few days for cars, longer in hot weather. We give you specific timing.
Asphalt or concrete?
Asphalt usually costs less up front and is easier to repair; concrete usually costs more and lasts longer. On a steep drive, either works if the base and drainage are right.
Parking Lot Paving Questions
Can you keep our business open?
Yes. We phase work and keep at least one entrance open, or work after hours where needed.
Why does our lot flood by the building?
Usually grades that send water toward the building or blocked inlets. We fix grade during repair or overlay.
How often should a lot be sealed?
HomeAdvisor recommends every two to five years, with resurfacing every 15 to 20.
Do you pave church lots?
Yes, scheduled around services and events.
Asphalt Overlays Questions
How long will an overlay last?
On a sound base it can last much like new asphalt. On a weak base, cracks come back quickly.
Is an overlay the same as sealcoating?
No. Sealcoat is a thin protective liquid. An overlay is a new layer of hot asphalt.
Can you overlay a steep driveway?
Yes, if the base is sound. We take care to compact it evenly and keep water from running toward the garage.
Can my driveway take a second overlay?
Only if the heights work at the garage and sidewalk. We measure before quoting.
Asphalt Repair Questions
Why does my driveway edge keep breaking off?
Usually water running along the edge has washed out the soil underneath. The fix is to rebuild the base and backfill so water runs over the edge, not under it.
Can potholes be fixed in winter?
Only temporarily with cold patch. Permanent repairs wait for warm weather.
Repair or replace?
If problems are limited, repair. If they cover most of the surface, replacement is usually cheaper long-term.
When should cracks be sealed?
Late summer to fall, before freezing weather.
Sealcoating Questions
How often should I sealcoat?
Every few years for most driveways; HomeGuide gives a range of 2 to 10 years depending on sealer and conditions.
Can I seal my new driveway now?
Wait three to six months for it to cure.
Will sealing fix cracks?
No. Cracks are sealed separately first; the sealcoat protects the surface.
How long before I can drive on it?
Usually 12 to 72 hours, depending on temperature and humidity.
Line Striping Questions
How many accessible spaces does a 40-space lot need?
Two under the 2010 ADA Standards, at least one van accessible.
Our lot is on a hill. Where do accessible spaces go?
Where the slope is no more than 1:48 in any direction. We measure to find those areas.
How often should we restripe?
Many lots here need it every year or two because of plowing, and always after sealing.
Can you add stalls?
Often, with a new layout. We show you the plan first.
